I had the opportunity to tour the 2023 Southern Living Idea House recently at the invitation of Nicole Hendrick Santee, Brand Homes Director for Southern Living. Over the last few decades, Southern Living has teamed with designers, builders, architects, product manufacturers and trades to construct a home showcasing some of the latest products, processes and trends in the residential home industry.
The 2023 Idea House is located in Thompson Station , Tennessee. This area of Tennessee, including, Franklin , Leipers Fork , and Thompson Station has consistently achieved the “Top places to live” lists in numerous publications, including Money Magazine and Time Magazine as well as several newspapers and online sites.
For those of us familiar with this part of Tennessee, this is no surprise. Middle Tennessee’s boasts a long list of features and benefits. These characteristics continue to catch the attention of a diverse group of visitors, many of whom have chosen to make Middle Tennesee their home. It’s beautiful geography, rolling green hills, mild climate, tax friendly and business friendly environment are very enticing.
Southern Living’s choice to build their 2023 Idea Home in Middle Tennessee could not be more ideal. The home sits on approximately 20 acres of beautiful Tennessee property. The backdrop of the green rolling hills, hardwood trees, and beautiful fall scenery help to accentuate this 5600 sq/ft home. The three story home showcases features, starting on the main level. The approach to the home showcases an inviting front porch and detached 3 car garage. The main level’s open floor plan pulls you in from the main entrance in to a large kitchen, dining room, living room, and fabulous screened in porch.
The open beam vaulted ceiling draws your attention to a stone fireplace. The main floor also hosts a master bedroom with private balcony, large walk in closet. It also includes a sit down vanity station with a beautiful view, as well as a coffee station including a refrigerated drawer. There are no shortages of refrigerated drawers throughout the home.
The main level consists of the front porch, main entryway, living room, dinning room, wine pantry, kitchen, pantry, breakfast nook, screened porch, a study, primary bedroom and bathroom, walk-in closet, powder room, laundry room, yoga/dog porch, a gym and a gym bath. For those that paid attention there was also a pet washing station and a pet feeding station including running water. The three story home includes an elevator to assist transitioning to each level.
One thing is consistent throughout the home. The attention to detail and functionality. Luxury features seamlessly blend into their environment. Each level continues to add to this theme of luxury, functionality and craftsmanship. The upper floor contains additional sleeping and living space, each uniquely showcasing products from flooring, fixtures, windows, furniture and more.
The lower level has a large billiards room, a music lounge, and where would a luxury home in Tennessee be without a song writers room. All this opens out to an all-encompassing backyard entertaining space. This outdoor space hosts a large pool with integrated hot tub, a party barn, a raised bed gardening area, and a garden shed. It even includes a custom two dog, dog-house.
There are so many features to this home all designed to showcase the best products, features and functionally. It is a real idea instigator. If you are building, remodeling or looking to find what may not have occurred to you, this home truly fits it’s name.
It is available for touring through the end of 2023. Check their site for dates and times as well as tickets. A portion of the proceeds from tickets will benefit local charities Hands On Nashville, Harpeth Conservancy and Make-A-Wish Middle Tennessee.
